Common causes that lead to reblocking being needed

Age

Timber stumps typically last 40-50 years. If your home was built before 1960 it may need reblocking (or restumping as it is also known).

Drought

Drying caused by drought or prolonged hot weather can cause internal cracking and cause stumps to move.

Moisture

Too much moisture under a home can cause movement and expansion.

Soil

Many homes in and around Melbourne are built on reactive clay, fill or other unstable soils. This can lead to cracking in brick walls and movement in foundations.

Common solutions

Reblocking/Restumping

Reblocking involves replacing older timber stumps with new, more durable concrete stumps. Depending on the age and condition of the home, reblocking can involve replacing some or all of the stumps.

Re-levelling

Re-levelling brings the structure back to its original level, or as close as practicable given the current conditions.

Underpinning

Underpinning refers to a process whereby new concrete pads are inserted under the existing strip concrete foundations to provide additional support and bring the wall or house back to its original levels.
